Trelkovsky (director Roman Polanski), a Polish immigrant residing in Paris, moves into an apartment vacated by a young woman who committed suicide by leaping out of her window. De rustige Trelkovsky (gespeeld door Polanski zelf) huurt een appartement in Parijs. Daar blijkt de vorige huurster geprobeerd te hebben zelfmoord te plegen. Trelkovsky ontmoet haar vriendin (Adjani) in het ziekenhuis en krijgt er een relatie mee. Zijn goede gevoelens over zijn nieuwe woonplaats beginnen langzaam te verdwijnen als hij het gevoel krijgt dat zijn hospita en de buren proberen hem eenzelfde lot te laten nastreven als de vorige huurster.
